What can I expect from a House Consultation?

A House Consultation is your opportunity to get professional, architectural advice about whatever work you are planning to your home. Whether you are planning an extension, renovation or new-build project, I will help you make the most of your Space, Light and Storage. It does not matter what scale of work you are planning. I am to help you to spend your money in the best possible way. I will show you how to make the most of every cent and centimetre.

I think of a House Consultation as having three parts. Firstly, we sit down and discuss your needs. Secondly, having looked over the house and taken any relevant measurements, I spend time on my own and come up with ideas for the house. Where relevant, this will be in the form of freehand, scaled sketches. Thirdly, we discuss these ideas and explore further the approach that suits you best. We also discuss how you will progress these ideas and bring them to reality.

If you are confused whether to extend or reconfigure your space, a 2,5 hour Extend Consultation is the perfect solution. In the course of the consultation, we can explore both how to make the best use of your existing space as well as how best you might extend.

Do you offer advice outside of Dublin?

Whilst I am based in Dublin, I strive to offer House Design Advice to the greatest possible audience in Ireland. I am happy to travel outside Dublin and do so on a regular basis. Contact me with your postal address/Eircode and a brief outline of the work you are planning. I will prepare a quotation to visit you in your home, to take account of the additional travel time and costs.

If your home is too far from my base in Dublin, perhaps I can help you with an Online Consultation. You supply the details and I supply the ideas. The consultation is conducted online and by phone, with the final proposals sent to you by post also.

Finally, a Review Consultation is ideal where you like a second opinion on drawings for your new-build home or extension. We can do this online or in person. It’s a great way to make sure you are getting the most from every cent and centimetre, prior to submitting for planning permission or to commencing on site.

Do you offer Online House Consultations?

Yes, an Online House Consultation is a great solution where your home is too far for me to reach. The costs are the same to “live” consultations, to take account of the additional administrative work involved.

A 2 hour Consultation is ideal where you want to make changes to your existing space. This costs €499.

A 2.5 hour Online House Consultation is best where you are planning an extension. This costs €599.

I can also give you a second opinion on your drawings for your Extension or New-Build project. An Online Review Consultation costs €599.

Do you offer a full architectural service?

I focus exclusively on House Consultations and do not offer a full architectural service. This maximises my availability and allows me to offer quality, architects advice to the widest possible audience. Once we have completed our consultation, I can recommend professionals to proved further services, where needed.

Very occasionally, I see tiny Projects through to completion. This is important to showcase my design strategy and ideas. All of the projects below began with a House Consultation.

Do you offer follow up consultations?

Your initial consultation will get you off to a great start. Follow up sessions can help you bring the project to fruition in the best possible way, especially where you lack confidence in making choices etc.

I am happy to return over the course of your building project to give advice on detailed layouts, lighting, materials etc. Or you may decide, on reflection, that you would prefer to make the most of your existing space, rather than extend.

Are your drawings suitable for the purposes of making a planning application?

The drawings I prepare in the course of a consultation are freehand, scaled sketches. The purpose of the drawings is to illustrate the layout of the spaces, including dimensions and furniture layouts.

They are not sufficient for the purposes of submitting an application for planning permission. I can recommend professionals who can prepare planning application packages, where required.

Are your drawings suitable for a builder to use on site?

The drawings I prepare in the course of a consultation are freehand, scaled sketches. The purpose of the drawings is to illustrate the layout of the spaces, including dimensions and furniture layouts.

They are not technical drawings. I can recommend professionals who can provide detailed technical drawings, where required.

Do you give advice on building costs?

I do not give advice on building costs but will leave you with sufficient information to seek “ballpark” costs from a Contractor or a detailed Cost Estimate from a Quantity Surveyor.

The reason I do not give advice on building costs is I do not deal with Contractors on site on a day-to-day basis. This allow me to offer quality, architectural advice to the widest possible range of homeowners. I do, however, work in a cost-conscious way and aim to help you spend your money in the best possible way. I will help you make the most of every centimetre to get the most out of every cent.

Building Cost Advice

What are your fees and how can I pay for a consultation?

Many people are daunted by architects fees so my fees are charged on a simple time basis. I charge €500 for a 2 hour consultation and €650 for a 2.5 hour consultation. Prices are inclusive of VAT@ 23%.

A 2 hour Renovate Consultation is ideal where you are planning to renovate or reconfigure your existing space. This costs €500. If your project is complex and additional time is needed, this costs €150 per 1/2 hour.

A 2.5 hour Extend Consultation is great where you are planning an extension, or if you are not sure whether you need an extension. This costs €650. If you need additional advice, this costs €150 per 1/2 hour.

Payment for your consultation is due in advance of the day that we meet. You can pay by bank transfer, Revolut, cheque or cash.

These costs apply to Dublin city, that is, within the M50. If you live beyond this, just send me your postal address or Eircode. I’ll prepare a quotation to visit you in your home, to take account of the extra travel time and petrol.
