Many of use the fine summer weather to get jobs – big and small – done about the house. Here are some more tips for making the process run as smoothly as possible…
- Use the best you can afford. You will save time and money.
- Word of mouth is the best recommendation. Talk to previous clients, look at completed projects. Request and check references.
- When seeking quotes, provide a detailed, written description as to the scope of work required and request an equally detailed, written quote in advance of any work commencing.
- Ensure you have a strict time schedule for completion, with an agreed payment schedule and penalty for delays. Try and arrange to hold 10% for 6-12 months to get the contractor back if problems emerge after completion.
- Include in your own budget a contingency figure of, say, 10% for unforeseen circumstances.
- Once work begins, keep calm and stay focussed. Keep the relationship cordial, professional and serious.
- Keep up the paper trail: record and confirm every undertaking and instruction.
- Be clear as to what you want, give precise instructions. Never assume that the contractor knows exactly how you want things done.
- Expect mess, noise and dust. Your home is the builder’s site and place of work.
- Where you have engaged an Architect, communicate with the builder only through your Architect.
- Be aware that any changes you request once work has commenced may lead to increased costs. So make sure you record those requests in writing.
- If undertaking the works alone, have someone at hand, who you trust, who you can bounce ideas off.
- Ensure all waste is removed as and when it is created.
